You’ve almost certainly heard this expression before, and you’ve probably experienced it first-hand. Maybe you’ve even put it into practice a time or two. Not surprisingly, this little gem of advice can apply to a landlord/tenant relationship many times over. In fact, not only do actions speak louder than words, they can alter a contract in ways you don’t expect. Take, for example, the following scenario based on a true experience (names have been changed to protect the innocent)

As an owner of, or investor in, rental properties, you probably know that the biggest expense over the long term is repairs. Aging systems, typical wear and tear, general upkeep, and tenant neglect or misuse are the most common causes. Not surprisingly, the prudent investor will look for ways to save money – sometimes cutting corners either by doing the work themselves, or by hiring a handyman who may not be proficient in the repair methods required.

In the property management world, emergencies that require prompt attention include loss of heat, gas leaks, water leaks causing flooding in the property, etc. – basically, it is anything that can endanger a tenant’s well-being. A disaster, however, would be a major flood, tornado, hurricane, tsunami, landslide, earthquake, or some other natural event or act of nature. This year, once again, many parts of the country have suffered devastating events that no one can stop, or even predict, such as severe heat, fires, flooding, and tornados. Hurricane season, for many, is here now.
