As a licensed property management agency, we offer comprehensive property management services. All of our services are billed at one low monthly fee usually taken as a percentage of collected rent.

Owner FAQs

Why should I hire a professional property manager?

Research shows that rental properties which are professionally managed attract a higher quality tenant, earn a higher market rent, and have a greater return on investment than properties managed by the owner/landlord.

Are you licensed?

Yes. Front Porch Property Management is licensed with the Georgia Real Estate Commission. Our broker, Wendy Kunkel (#342624), is also licensed with GREC and is in good standing.

We are a member of the National Association of Residential Property Managers (NARPM®) and as such have heightened expertise and industry knowledge. NARPM members are real estate professionals who understand the unique challenges of managing rental property in today’s constantly changing environment. And we know how to manage those challenges to everyone’s benefit. We can maximize income for you by managing your property efficiently, professionally and economically.

What are your fees?

Generally, we retain the first full month’s rent as a placement (or procurement “pro” fee) when a home is leased, and then a percentage of collected rent going forward as the monthly management fee. If the tenant doesn’t pay rent in the month, we don’t get paid, so we are highly motivated to ensure we place high quality tenants with verified income and rental history.

If you are interested in a “Leasing Only” contract, we take the first full month’s rent once the tenant is placed.

What do the fees cover?

The Initial Tenant Procurement/placement fee covers:

  • Analysis of home with regard to condition, location, and current market to determine the maximum fair-market rent.
  • Detailed move-in inventory and condition report.
  • Advice on helping to prep your home to meet market demand.
  • Advertising using all available on-line leasing sites.
  • Pre-qualifying tenants prior to home showing.
  • Employment of a universal lock box to maximize showing opportunities.
  • Professional signage to attract drive-by applicants.
  • Comprehensive rental applicant interview.
  • Extensive applicant background screening (credit, employment, residential history, criminal background).
  • Expert negotiation of rental agreements.
  • Drafting of Leasing Agreements using GAR-approved, legally sound contracts.
  • Customized addendums (including mandatory House Rules) specific to the home and tenant.
  • Personal participation in move-out inventory and inspections.
  • Proper handling, disposition into trust accounts and reporting of all funds collected including first month’s rent and security deposit.

The Monthly Management Fee covers the following:

  • Collecting monthly rent.
  • Proper disposition of rent into designated accounts.
  • Electronic transfer of owner proceeds by the 10th of the month.
  • Monthly financial reporting of profit and loss, and transaction detail for each property.
  • Ensuring compliance with Georgia Landlord/Tenant Law and Federal/State Fair Housing Laws.
  • Responding to periodic tenant needs in coordination with you when needed as per agreement.
  • Coordination of maintenance using reputable, licensed and insured service providers in consultation with you as per the specifics of our management agreement.
  • Processing lease terminations and evictions (if necessary).
  • Conducting periodic inspections and reporting findings to you.
  • Annual reporting and 1099 preparation.
